What every Buyer and Seller should know!
Upon signing a contract on the home or property they have chosen to buy or sell, many people heave
a sigh of relief, thinking that the "hard work" is over, and it's just a matter of a few dates to bring
you to closing. In fact, the real work is just beginning, as is the delicate "dance" between all the
many parties needed to bring you to a successful closing. Meanwhile, the clock is constantly ticking.
The many parties and personalities include the buyers, the sellers, usually two Realtors, the title company's closer,
the inspector, well and septic service people in the mountain and rural communities, various repair people, which
are needed in the majority of cases, the lender and the lender's underwriter, the appraiser, the surveyor, and
lastly, at least in some cases, attorneys. Once the contract is signed, all these people must be worked into the
specific dates agreed upon, and the clock is ticking!
Interwoven among all these people and dates are the many legal requirements of the contract, as it is strictly
regulated through the Colorado Real Estate commission as well as by certain federal regulations. The real estate
contracts that were signed less than 10 years ago were simple one page (front and back) documents, with no addenda,
special declarations regarding agency and representation, no mention of fax signatures, owners extended coverage
on title work, special taxing districts, separate lead-based paint documentation, and the list goes on.
When looking for a Realtor to help you through your next transaction be sure to ask questions that are directly
related to their abilities and confidence in handling the complicated maze of the transaction itself.
It is equally important that she or he can get you through the closing, not just "under contract".
Knowledge, experience and the ability to coordinate all of the numerous activities and dates are crucial elements
to today's successful real estate transaction!
